What this actually involves.
A replacement is the right call when the shingle has stopped being a shingle. In North Texas that usually shows up three ways: the granules that carry the UV protection have washed into the gutters, the tabs have gone brittle and crack when they flex, or hail has bruised the mat under enough of the field that the roof will not make it to the next claim cycle. A 30-year shingle sold in Ohio is a 12 to 15 year shingle here, because our roofs take 100-degree deck temperatures in August and 40-degree overnight swings in February, and asphalt ages on heat cycles rather than on calendars.
The tear-off goes to the wood. That is not a preference, it is the only way to see what is underneath: rotted decking around a chimney, a valley that was flashed with roofing cement instead of metal, a bathroom fan that was vented into the attic instead of through the roof. Anything found there gets shown to you and priced before it is covered up. A roof laid over the old one hides all of it and voids most shingle warranties besides.

What goes back on is a system rather than a layer of shingles: ice and water shield in the valleys and around the penetrations, synthetic underlayment across the field, new pipe boots, new drip edge, hand-bent step flashing where the roof meets a wall, and ridge ventilation sized to the attic it is venting. Ventilation is the part everybody skips and the part that decides whether the new roof reaches its rated life. A hot, unvented attic cooks the shingle from the underside, and a reroof is the cheapest moment that will ever be fixable.
Color is worth taking time over, because you will look at it for fifteen years. We will lay boards out on the drive so you can see them against your own brick in daylight rather than under a showroom light.
We publish a seven-year transferable workmanship warranty on a replacement. Transferable matters more than the number: if you sell within seven years, the coverage moves to the buyer, and a warranty that survives the closing is worth showing to a buyer’s agent.

How do I know I need a replacement and not a repair?
Age plus the state of the shingle. If granules are collecting in the gutters, tabs crack when you lift them, or hail has bruised the mat across the field, the roof is spent. A dozen missing tabs on an eight-year-old roof is a repair. The free inspection tells you which one you have, and plenty of them come back as neither.
How long does it take?
One day on most Ellis County houses, two on anything cut up with valleys, dormers or steep pitch. Weather moves it; nobody tears a roof off ahead of a storm.
Do I need to be home?
No. It is loud, there will be a crew on the roof and debris coming off the eaves, so plenty of people leave for the day. Pets are the real reason to plan ahead: secure them somewhere quiet or take them with you.
What happens if you find rotten decking?
You get told before it is covered. Decking is priced per sheet and is the most common change on a tear-off, because nobody can see the wood until the shingles are off. Ask for the number up front so it is not a surprise on the day.
Will my insurance pay for it?
Only if a covered peril caused it. Hail and wind are covered. Age and wear are not, and no inspection turns one into the other. If the damage is storm related, the claim page walks through how it is documented.
Is the warranty transferable if I sell?
Yes. The seven-year workmanship warranty runs from the installation date and transfers to whoever buys the house.
