Maintenance
What this actually involves.
Almost nothing on a roof fails suddenly. Pipe boots split gradually over five to eight years in this sun. Sealant at the flashing shrinks and cracks. Debris builds in a valley, holds moisture against the shingle and grows moss on the north slope. Every one of those is cheap and quick while it is still a maintenance item, and expensive once it is a ceiling stain.
A tune-up is the routine version of an inspection with a caulk gun in hand. The boots get checked and resealed or replaced. Exposed fastener heads at vents and flashing get sealed. Loose or lifted tabs get re-secured. Valleys and behind the chimney get cleared. Gutters get checked, because a gutter that backs up sends water behind the fascia rather than down the wall.
How It Works
Call or text
Tell us what you are seeing. An active leak jumps the queue over a roof you are wondering about.
The inspection
Shingles lifted, flashing checked, the attic side looked at, and photographs of all of it.
You get the answer
Repair, replacement, or nothing yet. If a storm caused it, that changes who pays, and we say so.
The work, then the magnet
One crew start to finish, and a magnet over the drive, the lawn and the beds before anyone leaves.
The Difference
The parts that decide whether it lasts.
Ventilation gets looked at on the same visit and it is where the surprises are. Soffit intake blocked by blown insulation, a ridge vent fitted with no intake to feed it, or a bathroom fan discharging into the attic instead of through the roof all shorten the life of the shingle from underneath, and none of them are visible from inside the house.
Timing is worth thinking about. Twice a year is the standard advice, but in Ellis County the useful rhythm is late winter before the spring hail season, and late fall after the summer has finished cooking the sealant. A roof going into March in good order is a roof that survives a marginal storm rather than claiming for one.
This is the least profitable thing a roofing company does, which is exactly why so few of them offer it. We do, alongside the repair work.

Maintenance, answered.
How often should this be done?
Twice a year is the standard advice. In this county the two that earn their keep are late winter before hail season and late fall after the summer heat.
Is a tune-up worth it on a new roof?
Not for the first few years on a correctly installed roof. It starts earning its keep around year five, which is when boots and sealant begin to move.
Will you find things you can sell me?
Sometimes, and sometimes not. A tune-up that finds nothing is a normal outcome and you should expect to be told that rather than handed a list.
Do you clean gutters as part of it?
Gutters get checked because a backed-up gutter puts water behind the fascia. Ask when you book whether clearing them is included in your visit.
Does maintenance keep my shingle warranty valid?
Manufacturer warranties are usually voided by installation faults and neglect rather than by a missed service. Documented maintenance helps if there is ever an argument about which it was.
