Inspections

What this actually involves.

An inspection is worth having for one reason: it tells you which of three situations you are in. The roof is fine and you should forget about it for a few years. The roof needs a repair and here is what it costs. Or the roof is spent, and now it matters whether a storm did it, because that decides who pays.

A real inspection happens on the roof rather than from the yard or from a drone alone. Shingles get lifted to check whether the sealant strip is still bonded. Pipe boots get looked at for splits. Valleys, chimney counter-flashing and step flashing get checked, because that is where water gets in. The attic side matters as much: daylight through the decking, damp sheathing, or insulation flattened under a bathroom fan venting into the roof space all say something the outside cannot.

How It Works

01

Call or text

Tell us what you are seeing. An active leak jumps the queue over a roof you are wondering about.

02

The inspection

Shingles lifted, flashing checked, the attic side looked at, and photographs of all of it.

03

You get the answer

Repair, replacement, or nothing yet. If a storm caused it, that changes who pays, and we say so.

04

The work, then the magnet

One crew start to finish, and a magnet over the drive, the lawn and the beds before anyone leaves.

The Difference

The parts that decide whether it lasts.

Ventilation is checked at the same time and it is the most consistently wrong thing on North Texas houses. Intake at the soffit has to roughly match exhaust at the ridge, and a builder who fitted ridge vent without opening the soffits has built an attic that pulls its air from the house instead. That shortens shingle life from the underside, and a reroof is the cheapest moment it will ever be fixable.

Plenty of these end with nothing needing doing, which is a normal outcome and not a wasted visit. Another had a brand-new build looked at and got a list of issues the builder had left, before they became someone else’s problem.

Nothing gets sold at the end of it that was not found. If the roof has eight years left, that is what we will tell you.

Before You Call

Inspections, answered.

What does it cost?

Nothing, and there is no obligation attached to it. Every inspection here is free, whether or not there turns out to be work in it.

How long does it take?

Half an hour to an hour on a typical Ellis County house, longer on anything cut up with valleys and dormers.

Do I need to be home?

Not for the roof itself, but it helps for the attic check and for the walkthrough of what was found at the end.

How often should a roof be inspected?

Twice a year is the usual advice, spring and fall, plus after any storm that puts hail on the ground. The post-storm one is the one that matters, because claim windows run from the date of loss.

Is a drone inspection enough?

A drone is good for mapping a slope and getting an overview safely. It cannot lift a shingle to test the seal or feel a bruise in the mat, which is where hail damage actually shows.
