What this actually involves.

Painting keeps turning up attached to roof work. A hailstorm that takes the roof also strips paint off the fascia and window trim on the exposed elevation, and those are line items on the same claim. A leak that stained a ceiling leaves drywall repair and paint behind once the roof is fixed. Neither is worth calling a separate contractor for, and both get missed when nobody owns them.

Exterior work here is about the sun more than the weather. South and west elevations in North Texas take enough UV that a paint film ages roughly twice as fast as it does on the north side, so a house repainted uniformly starts failing unevenly. Prep is most of the job: scraping to sound material, spot-priming bare wood, caulking the joints that opened over the last few summers.

Interior work after a leak has one rule that gets broken constantly. Paint goes on after the source is fixed and the substrate is dry, not before. A stain painted over a still-damp ceiling comes back through in a month, and the second coat looks worse than the first.

A storm claim often covers a roof, gutters, stain, paint and solar screens at once, and splitting that across three contractors is how the timeline slips.

After the leak is fixed and the substrate has fully dried, which usually means days rather than hours. Painting a damp stain is how it bleeds back through.
