Waxahachie
Waxahachie has roofs that a production crew cannot price
The historic neighborhoods around the courthouse hold one of the largest collections of Victorian and Gingerbread housing in Texas, and those houses have roofs to match: steep pitch, multiple gables, turrets, dormers, cut valleys and a lot of vertical wall running up out of the roof plane.
Every one of those features is a place water has to be turned, which means flashing. A roof that is mostly flashing details prices nothing like a roof that is mostly field, and it takes days rather than a day. A quote produced from satellite square footage will be wrong on a house like this, in both directions.
It is also genuinely more dangerous work. Steep-slope work needs staging and fall protection, and a crew that is set up for 6:12 tract roofs is not set up for a 12:12 turret.
Same Standard Everywhere
The free inspection is the same in Waxahachie as it is anywhere else we work.
Preservation review is a real step, not a formality
Waxahachie maintains historic overlay districts with a preservation commission, and exterior work visible from the street in those districts can require a certificate of appropriateness before it starts. Roofing material and color are exactly the sort of thing that gets reviewed.
The practical consequence is calendar. Adding weeks of historic-district approval to a roof that is already leaking changes the sequence: tarp first, apply second, replace third. Anyone quoting a historic-district roof without mentioning the approval has not done one.
Confirm the requirement for your own address with the city rather than assuming, because the overlay boundaries do not follow the neighborhood name.
Old decking behaves differently under a tear-off
Pre-war houses here are commonly decked in board rather than plywood: one-by-six planks with gaps between them. Board decking is fine to roof over if it is sound, but the gaps mean modern nail patterns need care, and a nail into a gap is a nail holding nothing.
It also means rot is local rather than sheet-wide. On plywood you replace a four-by-eight sheet; on board you replace the two planks that went soft under a valley, which is cheaper but only if somebody is looking.
And there is often more than one layer up there, because a hundred-year-old roof has usually been done four or five times. That changes both the tear-off cost and the dumpster.
The newer half of town is a different job entirely
North and west of the historic core, Waxahachie has the same production housing as the rest of Ellis County, built out through the 2000s and 2010s on simple hip and gable roofs. Those are ordinary reroofs on the same timeline as Midlothian’s.
Worth saying because the two halves of the town get quoted as if they were one, and they are not. A number from a neighbor in a newer subdivision tells a homeowner near the courthouse almost nothing about their own house.

Roofing contractor in Waxahachie, answered
Do I need approval to replace my roof in the historic district?
Often yes. Waxahachie’s historic overlay districts require review of exterior changes visible from the street, and roofing material and color fall inside that. Check your address with the city before scheduling.
Can you match the original roof on a Victorian?
Material and profile can usually be got close with a dimensional or designer shingle. Whether an exact historic material is required depends on the district and what the commission will accept.
Why is a steep roof more expensive?
Staging and fall protection, slower progress per square, and far more flashing per square foot of roof. A cut-up 12:12 roof can take three times the labor of the same area at 5:12.
Is my old house decked in plywood?
Pre-war houses here are usually plank decking with gaps between the boards. It is sound and it roofs fine, but it changes the nailing and the way rot is repaired.
